Are you planning to sell your home in 2020?
I know so many people who are! As we draw to a close on 2019, over 4,600 homes have already sold in our area* and I expect that number to be much closer to 5,000 before December 31st.
The time to begin preparing for the selling season is right now! Selling your home is no small feat. It takes planning and preparation. Waiting until the last minute to make major decisions can leave you feeling rushed and pressured; feeling under the gun in such a large transaction is never a good thing! So whether you plan to list your home in January, July, or November 2020, I've put together a list of things you can begin doing right now!
1. Start talking to REALTOR®s, or at least follow them on social media.
You don't need to interview them just yet, but get a feel for their personality, their marketing style, how adaptable they are, and begin reading reviews. This will help you best match with an agent when the time is right. You can begin narrowing down your list early.
2. Start the decluttering process.
If you're at all like me and my family, getting your home ready for sale is a major undertaking! Things accumulate over the years and it may seem incredibly daunting! Here's my advice: declutter, then clean, then deep clean. Don't worry about cleaning the ceiling fans tomorrow, get those stacks of papers under control and make a few trips to Goodwill first!
3. Address any deferred maintenance that you would be concerned about if you were a buyer.
This is the perfect time to file that insurance claim on your 18 year old roof or replace that spot of rotting wood on the fascia - you know, where the squirrels were getting into the attic. Go around your home and look at it as if you were buying it today, in it's current condition. Does the garage door stall sometimes? Do you put a towel down in front of the dishwasher because sometimes it leaks a bit? If it's been on your honey-do list for the last 6 months or more, go ahead and get it taken care of.
4. Start saving.
If you're selling your home, you'll need somewhere else to live, right? Whether you plan to rent or buy another home, the expenses of moving can really sneak up on you. It's better to be over prepared than under. Consider moving trucks, storage, closing costs, down payment or rental fees and start putting a little away to make your life easier when it comes time to move.
5. Get a valuation on your home. (And I don't mean check your Zillow Zestimate!)
It's always a good idea to get an idea of where you stand in comparison to other homes nearby that have sold recently. Most agents are eager to earn your trust and business by giving you a free valuation on your property. I know I am! If you're not quite ready to talk to a REALTOR® yet, you can CHECK HERE, type in your address, and get a free online valuation. You can choose to download it, email it, text it, or see if on your screen now. It won't be quite as accurate as speaking to an agent, but will definitely put you on the right track!
The bottom line is that there are things you can start doing today to make your life so much easier next year. I'm incredibly excited about what lies ahead and I hope that you are as well! I have some really lofty goals for myself but my #1 goal in business will forever be to serve my clients well, with respect and all the gusto needed to accomplish their goals!
